The first thing to do is stop the bank from taking any action.  With over 10 years’ experience in the mortgage business, 2 Tall Guys knows just how difficult and scary trying to work with your bank can be.  They likely use terms you don’t understand, have you talk to a call center in another country, or are very slow to respond and leave you guessing what is next.


Lower My Payment

With your authorization, we talk to the bank on your behalf. The first objective will be to stop the foreclosure proceedings. Then, we work with bank personnel and appropriate supervisors and bank authorities to negotiate a loan modification.  We discuss with you what you believe you can afford given the circumstances and we work toward that objective with the bank. This process can take 2- 8 months, but you can stay in your home during the process.

If you have already tried unsuccessfully to work with your bank don’t be discouraged. 2 Tall Guys has the experience to get a positive outcome. We know what to say, how to say it, and are familiar with the forms and paperwork the bank needs. We have a very high success rate! It’s not uncommon for us to reduce a mortgage payment by hundreds of dollars and even reduce the interest rate on the loan.

Assign and Lease Back

Sometimes home ownership can be a big burden. Owning a home has advantages like building equity and tax deductions, but also can be expensive. When you have a 30 year mortgage, very little of your monthly payment goes toward the principle; most goes to the interest. There is also taxes, homeowners insurance, PMI, and homeowners association fees. Then there is the cost of “maintaining” a home.  Things like, painting and maintaining the outside of the house or unplanned repairs like A/C, water heaters, and kitchen appliances.

If circumstances have just made it too stressful to own the home and selling the home through normal means hasn’t worked, it may make sense for you to assign the deed to a new owner and then rent the home.

Occasionally 2 Tall Guys are willing to become the new owners. If not, we have relationships and a network of investors that are interested in these situations. They have the resources and money to make the needed repairs and then rent the properties back to the previos homeownersers.

The important thing is to keep the bank from foreclosing on your home and damaging your credit history for 3-7 years.  It may not feel like it, but the bank actually doesn’t want to take your home. Their main objective is to get the money owed on the mortgage or to get the monthly obligation paid each month on time.

The options we describe throughout the website are the most common solutions we see people choose. However, sometimes these solutions are not the right fit and we can work with you to explore other creative solutions.
